Madison Triangle Redevelopment

In 2022, the City of Madison’s Community Development Authority (CDA) shared an ambitious plan to redevelop “the Triangle,” a pizza slice of land spanning approximately 10-acres near downtown.

Initially developed in the 1960s and 1970s as a product of urban renewal, the public housing units in the Triangle were all owned and operated by the CDA. While the units and buildings were well-maintained through the decades, they were due for extensive (and expensive) improvements.

The CDA and the Bayview Foundation (a nonprofit organization that provides affordable housing), held over 50 engagement activities to gather resident input and set a vision for the area.

The draft proposal was shared in December 2022, and construction began in 2023. The proposed plans include up to 1,200 units, public and semi-private outdoor spaces, and better pedestrian connections between buildings. Project leaders are also exploring options to utilize geothermal energy to supplement indoor heating and air conditioning.

On a recent trip to Madison, I was excited to see all the progress that’s been made. The Triangle will likely continue to experience redevelopment and changes for years to come, but in the meantime, the project represents a stalwart effort to provide additional affordable housing to the community.
